Plan Submission Fees

 

   Full cost recovery (revenue neutral) fees determined by the Mt. Juliet Board of Commissioners to be charged each applicant presenting a subdivision of land, a change in zoning classification or a site development plan for approval are listed below.  The fees shall be paid at the time an application is made and as a condition for the processing of any application, and are separate from any fees charged for sewer development, sewer use or sewer rate fees.

 

I.                    Zoning

 

A.               Land Use Plan Amendment

$250

 

B.                Rezoning Request for All Zoning Districts, except Residential or Commercial Planned Unit Development Districts

i.   Text Amendments           $400

 

ii.  Property                         $400 up to 5 acres

                                           plus, $5/acre next 6-100 acres

                                           plus, $2.50/acre over 100 acres

(includes all public notices and processing to Planning Commission and City Commission)

 

C.               Rezoning Request with Preliminary Master Development Plan for Residential, Mixed Use or Commercial Planned Unit Developments

 

i.   New Preliminary Plan       $400 Up to 5 acres

                                        plus, $20/acre next 6-100 acres

                                        plus, $10/acre over 101-500 acres

                                        plus, $5/acre next 501 and up

 

ii.  Revise/Amend/Cancel

     Preliminary Plan              $400 Up to 5 acres

     (50% or more)       plus, $20/acre next 6-100 acres

                                  plus, $10/acre over 101-500 acres

                                  plus, $5/acre next 501 and up

 

iii. Revise/Amend/Cancel

     Preliminary Plan              $300 Up to 5 acres

     (50% or less)         plus, $15/acre next 6-100 acres

                                  plus, $7.50/acre over 101-500 acres

                                  plus, $3.75/acre next 501 and up

D.               Final Master Development Plan Review Fees- Residential, Mixed Use and Commercial Planned Unit Developments

$200 up to 5 acres

$5/acre next 6-100 acres

$2.50/acre over 101-500 acres

$1.25/acre next 501 and up

 

E.                Zoning Certificate (Letter)

$15.00


II.                Site Plans

 

1.                 Master Development Plan Review Fees- Variable Lot Residential Developments (Cluster Subdivisions), Multi-Family Developments, Manufactured Home Parks, Commercial Complexes:

 

$500 plus $100 per acre, or any fraction thereof, beginning at 3.01 acres, up to a maximum of $3,000 per project.

 

Plus cost of traffic studies, flood studies, geotechnical studies or any other studies required by the planning commission or city commission.

 

Master Development Plan Modification – Same Fee

 

2.                 Commercial Site Plan Review Fees:

 

$500 plus $100 per acre, or any fraction thereof, beginning at 3.01 acres, up to a maximum of $3,000 per project.

 

Plus cost of traffic studies, flood studies, geotechnical studies or any other studies required by the planning commission or city commission.

 

3.                 Site Plan Modification – Same Fee

 

4.                 Expansion of Existing Commercial:

 

a.                        Type 1 Expansion- For a structure which is either an addition to an existing building or a free-standing accessory structure up to two thousand (2,000) square feet in floor area or fifty (50) percent of the total square footage of the existing building, whichever is less.

 

$250 plus $50 per acre, or any fraction thereof, beginning at 3.01 acres up to a maximum of $1,500 per project.

Plus cost of traffic studies, flood studies, geotechnical studies or any other studies required by the planning commission or city commission.

 

Modification of Type 1 Site Plan – Same Fee

 

b.                       Type II Expansion- For a structure which is either an addition to an existing building or a free-standing structure accessory structure beginning at two thousand and one (2001) square feet in floor area or in excess of fifty (50) percent of the total square footage of the existing building, whichever is less.

 

(Same As New Commercial)

 

$500 plus $100 per acre, or any fraction thereof, beginning at 3.01 acres, up to a maximum of $3,000 per project.

 

Plus cost of traffic studies, flood studies, geotechnical studies or any other studies required by the planning commission or city commission.

 

Modification of Type 2 Site Plan – Same Fee

 

5.                 Landscape Plan Review Fees for Commercial Site Plans, Commercial Complexes and Residential, Mixed Use and Commercial Planned Unit Developments:

 

$150 plus $50 per acre, or any fraction thereof, beginning at 3.01 acres, up to a maximum of $1,000 per project.

 

Modification of Landscape Plan – Same Fee

 

6.                 Landscape Plan Review Fees for Transitional Protective Yards in Residential Subdivisions:

 

$.25 per linear foot of required transitional protective yard.

III.             Board of Zoning Appeals

 

1.)      Variance Request

          $75, includes cost of all public notices.

 

2.)              Conditional Use Permit

$75, includes cost of all public notices.

 

3.)              Copy of City of Mt. Juliet Zoning Regulations

IV.            Subdivisions

 

1.       Conceptual Subdivision Plat

          $1,000

 

Plus cost of traffic studies, flood studies, geotechnical studies or any other studies required by the planning commission or city commission.

 

Modification of Conceptual Subdivision Plat – Same Fee

 

          2.       Preliminary Subdivision Plat

                  

                   10-25 lots - $500 plus $25 per lot for construction plan review.

                   26-50 lots - $1,000 plus $25 per lot for construction plan

                   review.            

50 lots or more $2,500 for overall plat review plus $25 per lot  for construction plans review.

 

Plus cost of traffic studies, flood studies, geotechnical studies or any other studies required by the planning commission or city commission.

 

Modification of Preliminary Subdivision Plat – Same Fee

 

          3.       Final Subdivision Plat

 

                   $100 plus $25 per lot

 

Plus cost of traffic studies, flood studies, geotechnical studies or any other studies required by the planning commission or city commission.

 

Modification of Final Subdivision Plat – Same Fee.
